Primary Job ResponsibilitiesPerforming general preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds.Assists in monitoring building systems operations and performance.Utilizes several trade skills such as carpentry, electrical, plumbing, painting, heating, and cooling.Maintains effective communication with Property Management and Administrative staff.Maintains good work habits and arrives at appointments punctually.Works independently to meet deadlines and achieve results.It is essential to prioritize safety, efficiency, and Tenant satisfaction in all maintenance activities.OUTLINE OF CORE RESPONSIBILITIES1. REGULAR INSPECTIONSConduct daily inspections of property exterior and interior; identify maintenance needs. Perform maintenance task(s) identified in a timely manner.Litter pick parking lot(s), walkways and landscaped areas that are part of each property, ensuring cleanliness and professional appearance of Ashford Properties.Regular inspections of roof systems, ensuring roof drains are debris free, ensuring proper drainage.2. HVAC SYSTEMSMonitor and maintain heating, ventilation, and air conditioning systems, including actively monitoring and interacting with the building automation system(s).Report any identified potential issues that will require repair/maintenance by HVAC and/or Electrical contract supplier.3. PLUMBINGInspect and make necessary repairs/upgrades to plumbing fixtures including sinks, toilets, faucets, hot water tanks, etc?4. ELECTRICAL SYSTEMSInspect and maintain electrical systems including but not limited to light fixtures including bulbs and ballasts, electrical outlets, and circuit breakers.5. CARPENTRY AND PAINTINGPerform minor carpentry repairs, such as wall repairs, fixing doors, windows, and cabinetry.Paint areas identified and touch-up any area that needs attention to maintain clean and professional appearance.6. WASTE MANAGEMENTManage waste disposal and recycling programs.Ensure dumpsters are emptied regularly, the areas around the dumpsters are kept tidy in appearance.7. SECURITY OF PROPERTIESMaintain entrance door systems, ensure all locks, and access control systems are functioning properly.8. FIRE SAFETY EQUIPMENTInspect and maintain fire safety equipment, including working with fire extinguisher maintenance supplier/alarm contractor supplier.Ensure all emergency exits are clear and accessible; work effectively with the Tenant and/or Snow Removal Contractor to ensure clear access to emergency exits.9. EMERGENCY RESPONSERespond promptly to any emergency issues, coordinate with emergency services and contractors as needed.10. RECORD KEEPINGKeep records of maintenance repairs performed; as well as necessary repairs to be completed.Maintain an inventory of supplies and equipment.11. TENANT COMMUNICATIONSRespond to Tenant requests/concerns in a professional and timely manner.Communicate regularly with Tenants regarding maintenance schedules and on-going updates.12. BUDGET MANAGEMENTIdentify cost-saving opportunities and prioritize maintenance needs accordingly.Assist in managing the maintenance budget.And any other duties needed to ensure the maintenance and safety of all Ashford Properties, Tenant satisfaction, presenting Ashford's values.Additional RequirementsValid driver's license and clean driver's abstractWillingness to work overtime, weekends, or on emergency call outs as requiredA valid criminal record check
