*Overview* Richview Renovations and Restorations LTD. is seeking a highly detail-oriented Construction Estimator responsible for the systematic recollection, consolidation, interpretation, and technical evaluation of construction documentation and contractual materials required for competitive tendering and project execution across multiple renovation and restoration programs. The successful candidate will demonstrate advanced analytical capabilities in quantity take-offs, cost modelling, technical drawing interpretation, and coordination of multidisciplinary construction activities, while utilizing modern digital and AI-assisted tools to support workflow efficiency and project accuracy. *Responsibilities* * Perform systematic recollection, retrieval, and consolidation of detailed scope-of-work documentation from tender packages, specifications, contracts, and project drawings in order to define comprehensive project parameters and cost structures. * Prepare highly detailed construction estimates through extensive execution of quantity take-offs, labour projections, material cost analysis, subcontractor evaluation, and contractual risk consideration to establish accurate and competitive project pricing. * Conduct multi-layered analysis of architectural, structural, mechanical, and electrical drawings, including hand-drafted detailing and Building Information Modeling (BIM)-based systems, to validate constructability conditions and identify technical dependencies across project phases. * Utilize advanced construction estimation software platforms and integrated digital environments including Microsoft Office Suite, Autodesk applications, Bluebeam Revu, Primavera scheduling software, and structured cost databases for technical pricing development, schedule alignment, and documentation control. * Implement *multimodal Artificial Intelligence-assisted construction tools* to enhance interpretation of construction specifications, improve accuracy of scope identification, assist in documentation correlation, and increase productivity across simultaneous renovation programs. * Maintain and administer structured cost-control records, tender documentation archives, and pricing databases utilizing advanced Excel-based analytical techniques for large-volume data aggregation, reporting, and cross-project coordination. * Apply working-level interpretation of the *Ontario Building Code (OBC), including Sections applicable to Part 3 and Part 9*, to identify regulatory implications, compliance requirements, and technical constraints affecting project scope and cost feasibility. * Coordinate with subcontractors, consultants, suppliers, and internal technical personnel to ensure accurate dissemination of construction specifications, sequencing instructions, and operational directives across multi-phase construction environments. * Support value engineering processes through evaluation of alternative construction methodologies, cost-reduction strategies, and resource optimization approaches designed to enhance project feasibility and competitive tender positioning. * Participate in risk identification, mitigation planning, and structured problem-resolution procedures across preconstruction and execution phases. * Provide multilingual technical coordination support to specialized skilled trades to ensure precise interpretation of scope requirements and adherence to established construction protocols. * Manage concurrent renovation and restoration assignments requiring synchronization of multiple project timelines, cost datasets, and subcontractor dependencies within deadline-sensitive environments. *Qualifications* * College diploma in Construction Management, Architectural Technology, Civil Engineering Technology, or related discipline, or equivalent demonstrable professional experience. * Minimum *3?5 years* of progressive Canadian experience in construction estimating, tender preparation, and technical documentation analysis within renovat
